Inspect before payment
- Visit the exact room and building.
- Confirm the advertiser has authority to rent it.
- Check locks, ventilation, pests, fire exits and overcrowding.
- Get written terms, payment receipt and deposit refund conditions.
- Confirm the arrangement complies with local housing/building rules.
Scam signs
- Deposit demanded before viewing
- Price far below similar rooms
- Refusal to show identity/authority or issue a receipt
- Pressure to transfer to an unrelated person
Best value: A cheaper room far from work can cost more after fuel, parking and time.
Compare rent plus the commute
Example only: Room A is AED 550/month but travel costs AED 22 on each of 26 workdays: AED 1,122 monthly. Room B is AED 800 but travel costs AED 8/day: AED 1,008 monthly. Room B is AED 114 cheaper overall before utilities and deposit, and could save time.
Visit the exact room. Ask who is authorised to rent it, how many occupants share the facilities, what utilities and parking cost, whether the deposit is refundable, and how much notice is required. Save written terms and receipts. Check local housing rules if permission to sublet is unclear.
